Encourage your customers to replace their old windows and doors with a more energy efficient product - Marvin - and they'll qualify for a $1,500 tax credit!

How to Qualify

1. Save the purchase receipt and all NFRC/Energy Star labels from the windows and doors installed.
2. Improvements made in 2009 can be claimed on the homeowner's 2009 taxes (filed by April 15, 2010).
3. Replace old windows and doors with qualifying Marvin products between January 1, 2009 and December 31, 2010.

Additional Details of the Tax Credit

1. The tax credit is based on 30% of the cost of the product cost of Marvin windows and doors, up to $1,500.
2. The credit is available on projects completed in 2009 and 2010 for a total of $1,500 over the two-year period.
3. The credit applies to the homeowner's principal residence only.
4. A tax credit is a dollar-for-dollar reduction subtracted from your tax liability. Therefore, $1,500 can be subtracted directly from the amount of tax that is owed, or added to a tax refund.

Superior Customer Satisfaction with High-End Homes

Keeping customers satisfied is a priority for any homebuilder, but when the home is worth millions of dollars, making sure the buyer's emotional needs are met can make or break a company.  Hollub Homes of Miami has found that the recipe for keeping customers happy starts - and ends - with communication.

"What we stress more than anything else is communication," says Harry Hollub, president and CEO of Hollub Homes. "Things can do wrong; delays can happen. If you have communication with the client, problems, if they do arise, can be worked through quickly."

Some rules to follow:

• Establish a relationship mentality with the buyer as opposed to a strictly "customer" mindset. By taking the time get to know the buyer's needs, wants and fears, Hollub Homes is able to anticipate requests and create a seamless building process.

• Maintain long-term and consistent relationships with sub-contractors. Many of the trades Hollub Homes uses have been a reliable part of their team for over a decade, some even 35 years. By only accepting quality work from their trades, Hollub Homes has learned to trust their teams, which makes promises to the customer easier to keep - and surprises to a minimum.

Window Installations a Common Defect in New Homes

Improper window installation is one of the most common defects in new-home construction, a risk management expert says.

Window products have improved in the past decade, but many builders still don't know the ins and outs of weep holes, flashing and other water-management features of today's fenestration products. "Building superintendents have to be taught the basics of how water can migrate through a house and what that impact can be," Luhr says. "You can't ignore those issues."

Windows are susceptible to water damage, Luhr says. Many builders compound this by not switching to newer flashing systems that provide superior leak protection.
